Local Estate Auctions Knowledge Base
Is a Sir Joshua Reynolds portrait painting valuable? I recently acquired what I believe is a painting by Sir Joshua Reynolds at a local estate auction. It is extremely old in appearance leading me to believe it could be from the 1700's. The people who conducted the auction obviously did no research on any of the items being sold in fact when they were selling this painting they said this appears to be a painting from the 1800's and it's signed, but they certainly weren't sure. It is signed Reynolds on it and bears a striking resemblance to other paintings done by him that I have found on the internet. Does anyone have any insight into what a portrait painting done by him would be worth? I saw one of his paintings sold for 10m+ Pounds but of course im hesitant to get too excited until someone in the know sees it. Here are a couple of pics, one of the painting one closeup of the signature: http://www.615media.com/reynolds.jpg http://www.615media.com/reynolds2.jpg
Real Estate auction at courthouse? I am going to a real estate auction at the local courthouse tomorrow - hope to make a bid. What do I need to do today to prepare? Does it make sense for me to have a title search done, when I haven't won the bid let alone made a bid/offer yet?
Why would a prospective bidder at a foreclosure auction get qualified but never bid? I was at the real estate foreclosure auction this week down at my local county court house. The auction facilitator asked for perspective bidders to come forward and be qualified to bid on the next property. Several people came forward, showing their funds to the facilitator therefore becoming qualified. But when bidding actually started, nobody place a bid. The property reverted back to the lender. Why would those people step forward to be qualified but never actually place a bid? The bid price was announced before they asked for qualified bidders. So everyone who was getting qualified already knew the opening bid.
Is it best to bid on property at public tax auction or approach before and make an offer? I have never been to any type of auction, so I am a little intimidated. I know that large companies and others who are seasoned in real estate attend these things. But, my q is, should I try to buy the guy out of his house before the auction date, will this be better odds at getting the property. And how do I go about that? My area in Ohio has a high foreclosure rate, but I also look up local tax auctions. My goal is first to find one house and renovate myself, then try two more after my first sale. Someone in real estate or who does this for a living please offer some tips! I know a little about how to check out home sale prices, liens and such. But where do I go from there?
When does a hobby become a sickness? My Dad sells antiques at his booth at an antique mall on the weekends as hobby work since he has a really good full time job that he works during the week and makes good money. It started out he just bought enough items from estate auctions to keep inventory in his booth. Now he hits up every local auction he can and his large basement and three car garage are so full of his auction treasures for his booth that you can't even walk through them. He recently became licensed as an auctioneer and is considering transitioning from his current career to working as an auctioneer and antique dealer. All of this interest in antiquing started after my siblings and I cut off contact with him after a bad family dispute. Could all of this massive hording of antiques be a sign that my dad is seriously depressed (he's bipolar) and needs help? Or is this just a healthy part of his hobby and using his house as a free warehouse for when he makes a transition into auctioning?
Are all conservatives sick of their local newspapers BS favoring Democrats? I have a plan to destroy the local newspapers if they don't start being FAIR and balanced. To stop the far left from controlling what news is allowed. They make most their income on ADS, Via Yard sales, Estate sales- Auction ads. If we started a local website to announce local sales for people for free they have no need to pay the newspaper - which is a total rip off! We go door to door handing out Website address for them to list their ad- for free! It would take a while to inform them, but WORTH IT! Write your local newspaper warn them, if they don't stop sucking up to liberals- they will lose the majority of Ads and you will go door to door informing people.
I have Muhammed Ali Autographed '98 Starting Lineup Timeless Legends of Action Figure of Ali.? I have an action figure of Muhammed Ali made by Hasbro, Starting Line-up, Sports Superstar Collectibles 1998 Timeless Legends. I purchased it at an estate auction of a local entertainment promoter. It has an autograph of Muhammed Ali in blue marker on the front of the box on the plastic. I have been asked if it was a printed one from the company. It appears to be real marker ink. Does anyone know if any such items were produced with the autograph?
How do I sell a duplex in a down market? I noticed the real estate market isn't as good as it was and its now a buyers market. so how can I compete? I bought brand new a duplex last year and I owe 320K on it and it appraises for 350K. I have it listed for 335K so I can pay the relators commission. I am not behind on the payments so most investors are not interested in it since its not a distressed property. It needs no work or rehab. Eventaully, it will start hurting me financially because I had to kick the tenants out 2 months ago for non payment. I am looking for more tenants but it's not easy. I have it listed with the agent, it's advertised in the local newpaper, and on craigs list for almost 2 months and only 2 people have called about it. Is there anything I can do at this point? What about an auction?
Job and housing discrimination - please help? My mother was trying to find out about real estate auctions-she contacted one place and when the woman she spoke to realized she was black she changed her tone and told her there weren't going to be any auctions till November. My mother just found about some auction that happened last Saturday after the fact, it was on the news. I am registered with a local temp agnecy and almost every time I contact them they tell me most or all of the jobs have been filled. I am wondering if they are saying this because they don't feel I'm qualified for most of the jobs they advertise in the local newspaper almost every week, or if they are biased against me because I am black. What organizations should my mom and I contact if there's a case of housing and job discrimination? I know there are some organizations out there. Please help.
Potential real estate fraud. What should I do? I have a problem I found what I thought was a reliable landlord for a house in my area. I was interested in renting a place of his he had available. I contacted him and he said that that house was still available and he had another place available nearby that was vacant but needed work he showed me one of his places and it looked ok but it was small for my needs but I told him its still an option. I gave him a 500.00 cash deposit for either that house or for the other bigger house he had on the other side of the block. He gave me a reciept of that deposit was very detailed it was for either house. He told me that within a week they would be able to finish the other bigger house that was available and he drove me by it to see the outside of the house and the location. It looked pretty good. I told him I can move in the middle of December. I gave him the deposit the 30th of October. I called him the next week and asked if they were workinging on the bigger house and for whatever reason he said they didnt start it and to call back in a week. I called back and he had another excuse why I couldnt see the house again. I had someone look up the house up on google by the address and it said that he owed taxes on the house of 185.00 plus interest, the taxes we not payed at all. I didnt know what to think. Two weeks after I gave him the deposit he called me and asked when Iwas able to move and I told him whenever you guys have it fixed up and available for me to see I will move either the rfirst of December or the 15th, he replied that the other house I looked at that was smaller and not what I wanted was available and finished for me to move into and said I didnt want that house. I kept calling and calling leaving messages and everything and he is not calling me back at all and its been over a month later. I seen in the paper a week ago that one of his other places is on tax sale on auction because he had not payed for the taxes on another building also. I did a check and every piece of property he owned in the city was deliquent on taxes, and I know that this guy stiffed me for the 500.00 deposit I gave him. I called and left a message saying if I dont either get my money back or move in by the 15th Im taking you to the local magistrate and still no call. It seems to me he gotten in over his head with the economy and used my money to put in his pocket!!! I talked to the police about it and they said that he did nothig wrong and to wait until after the 15th to take him to court. Is this a case of true real estate fraud that I can file a criminal case to have him put in jail? Or is this a legal issue that I can just resolve in court? Or should I do both? I still have a recipt signed by him showing the payment deposit on the two houses to move to.
Can someone help explain this to me? I found this on the King County Tax Auction website... As real estate taxes are in the first lien position, the tax foreclosure extinguishes all other encumbrances including but not limited to Deeds of Trust, mortgages, contracts, liens, judgments and any similar items. However, any Local Improvement Assessments (LID's) remain and become the obligation of the buyer. Also, Internal Revenue liens remain.
Can I Repossess family heirloom (shotguns) if they have been turned into the Police.? My grandfather who recently passed on had a vast collection of shot guns, muskets and hand guns (some he purchased at auctions, others were handed down through my family. The land our family owns has been in the family for nearly 140 years. Anyways, once he passed on, my Uncle who was the Power of Attorney of the Estate/Will, sold the majority of the guns to an auction house, others that did not have a proper reg code/identification (because they are so old), he turned in to the local police department. The auction house has obviously turned the guns around and sold them already, they are gone for. I was wondering though, is it possible for me to put a claim in or request the guns back from the police department. I am in the middle of getting my Firearms License (I am from Toronto, Canada - so here it's much more strict on the rights to own guns etc.) I do not even want to fire these guns etc., I just wanted to collect them and pass them on to future generations as these are truly family heirlooms. Any help would be appreciated!
Decision Tree Analysis? Bulloch County has never allowed alcohol to be sold in restaurants. However, in three months, county residents are scheduled to vote on a referendum t o allow liquor to be sold by the drink. Currently, polls indicate that there is a 60% chance that the referendum will be passed by voters. Phil Jackson is a local real estate speculator who is eying a closed restaurant building that is scheduled to be sold at a sealed bid auction. Phil estimates that if he bids $1.25 million, there is a 25% chance he will obtain the property; if he bids $1.45 million, there is a 45% chance he will obtain the property; and if he bids $1.85 million, there is an 85% chance he will obtain the property. If he acquires the property and the referendum passes, Phil believes he could then sell the restaurant for $2.2 million. However, if the referendum fails, he believes he could sell the property for only $1.15 million. I need to set up a decision tree for this and calculate the EMV. However I don't know how to set up the tree or probabilities to really use in the equation...any help with this would be great. I'm so confused as to where to start
Do we need to pay rent on a house that has foreclosed to the new owner? We have been renting a house for a year and paying rent to a local real estate agent whose brother-in-law owned the house. We paid rent every month, but the owner quit making payments and the house was sold on auction today. The agent said she has our deposit check but won't give it to us until we move out. She said that he could claim all the additional items we paid for out of pocket, (cabinets, ceiling fans ect.) because they are attached to the property even though we had made it clear during the shortsale that the items would be removed and restored to our original move-in condition. I saw that we have 90 days to move out as we were month to month on the rent. They also wanted to do a walk thru the same day to clarify what stays and what goes. She also knows the new owner and says we have to pay him rent as of today (1st of the month) to him because he's the new owner. Should we and can we ask for proof of ownership? Do I pay him the rent or deposit it into a separate account or even pay at all?
Are Real Estate Agents held accountable for misleading or misqouting an owner about price ? I have a property which I bought 6 years ago very cheaply although it had been on the market for a long time, mailny because the "locals" couldn't see the value in it. It has since been rezoned as a unit or development site, its a large corner block 1380 sqm with a beautifull 1908 Queenslander style home. The Agent qouted me "on-line" that it is now worth $850,000 - $900,000. I payed $139,000 for it and thought it might be worth half that ! What if someone goes to Auction and spends $10,000 on advertising and marketing to find out it's not worth that ? Can you claim back the advertising cost or prosecute for false or misleading info, or is there a chance the Agent is right ? Sorry, i'm the owner, i wanted to know if the Agent is liable for advertising cost if they mislead you about the price you could sell for. Everyone would LOVE to make that amount of profit, but is it realistic ?
can you sell what does not belong to you? In 1972,the local lord(sefton) of the manor died and bequested his estate to the people of liverpool.(council).The cottages in the park were for the workers of the park to live in...one cottage in particular, has fallen into dis-repair, through neglect...they have now put a sign "auction" on the cottage..my question is...can the council sell something that in effect does not belong to them..surely they are gaurdians?
Auctioning or selling high-value phone numbers? Several weeks ago, after hearing a very annoying commercial by a local attorney who is VERY proud to tout his phone number ending in 000 (it's very hard to forget because his commercials, billboards and newspaper ads are plastered all over the city), just on a whim I called Verizon to see if they had any phone numbers available ending in 000--and they did! I got the only one available, although I plan to keep checking back for more. But here's what I'm thinking: A phone number ending in 000 could be a major marketing tool for local businesses--lawyers, real estate agents, radio stations--and I don't need a landline, I just thought I'd grab the phone number because it was available. I haven't yet talked to Verizon about this idea, but I'm thinking at some point about setting up an auction on eBay for the number and send out letters to businesses in my town that might be interested in buying the number. Have any of you had any experience or can offer any advice on a venture like this? I posted this question on the eBay forums and so far one person has replied that I don't actually own the phone number--which is technically true, but could a case be made to transfer the number to another party if payment was made to me first as the party to whom the number was initially assigned?
Do you believe the New York Times was wrong for making our security measures news? Three Jewish Newspapers The suppression of competition and the establishment of local monopolies on the dissemination of news and opinion have characterized the rise of Jewish control over America's newspapers. The resulting ability of the Jews to use the press as an unopposed instrument of Jewish policy could hardly be better illustrated than by the examples of the nation's three most prestigious and influential newspapers: the New York Times, the Wall Street Journal, and the Washington Post. These three, dominating America's financial and political capitals, are the newspapers that set the trends and the guidelines for nearly all the others. They are the ones that decide what is news and what isn't, at the national and international levels. They originate the news; the others merely copy it. And all three newspapers are in Jewish hands. The New York Times, with a September 1999 circulation of 1,086,000, is the unofficial social, fashion, entertainment, political, and cultural guide of the nation. It tells America's "smart set" which books to buy and which films to see; which opinions are in style at the moment; which politicians, educators, spiritual leaders, artists, and businessmen are the real comers. And for a few decades in the 19th century it was a genuinely American newspaper. The New York Times was founded in 1851 by two Gentiles, Henry J. Raymond and George Jones. After their deaths, it was purchased in 1896 from Jones's estate by a wealthy Jewish publisher, Adolph Ochs. His great-great-grandson, Arthur Sulzberger, Jr., is the paper's current publisher and the chairman of the New York Times Co. The executive editor is Joseph Lelyveld, also a Jew (he is a rabbi's son). The Sulzberger family also owns, through the New York Times Co., 33 other newspapers, including the Boston Globe, purchased in June 1993 for $1.1 billion; twelve magazines, including McCall's and Family Circle with circulations of more than 5 million each; seven radio and TV broadcasting stations; a cable-TV system; and three book publishing companies. The New York Times News Service transmits news stories, features, and photographs from the New York Times by wire to 506 other newspapers, news agencies, and magazines. Of similar national importance is the Washington Post, which, by establishing its "leaks" throughout government agencies in Washington, has an inside track on news involving the Federal government. The Washington Post, like the New York Times, had a non-Jewish origin. It was established in 1877 by Stilson Hutchins, purchased from him in 1905 by John R. McLean, and later inherited by Edward B. McLean. In June 1933, however, at the height of the Great Depression, the newspaper was forced into bankruptcy. It was purchased at a bankruptcy auction by Eugene Meyer, a Jewish financier and former partner of the infamous Bernard Baruch, industry czar in America during the First World War. The Washington Post is now run by Katherine Meyer Graham, Eugene Meyer's daughter. She is the principal stockholder and the board chairman of the Washington Post Co. In 1979 she appointed her son Donald publisher of the paper. He now also holds the posts of president and CEO of the Washington Post Co. The newspaper has a daily circulation of 763,000, and its Sunday edition sells 1.1 million copies. The Washington Post Co. has a number of other media holdings in newspapers (the Gazette Newspapers, including 11 military publications); in television (WDIV in Detroit, KPRC in Houston, WPLG in Miami, WKMG in Orlando, KSAT in San Antonio, WJXT in Jacksonville); and in magazines, most notably the nation's number-two weekly newsmagazine, Newsweek. The Washington Post Company's various television ventures reach a total of about 7 million homes, and its cable TV service, Cable One, has 635,000 subscribers. In a joint venture with the New York Times, the Post publishes the International Herald Tribune, the most widely distributed English-language daily in the world. The Wall Street Journal, which sells 1.8 million copies each weekday, is the nation's largest-circulation daily newspaper. It is owned by Dow Jones & Company, Inc., a New York corporation that also publishes 24 other daily newspapers and the weekly financial tabloid Barron's, among other things. The chairman and CEO of Dow Jones is Peter R. Kann, who is a Jew. Kann also holds the posts of chairman and publisher of the Wall Street Journal. Most of New York's other major newspapers are in no better hands than the New York Times and the Wall Street Journal. In January 1993 the New York Daily News was bought from the estate of the late Jewish media mogul Robert Maxwell (born Ludvik Hoch) by Jewish real-estate developer Mortimer B. Zuckerman. The Village Voice is the personal property of Leonard Stern, the billionaire Jewish owner of the Hartz Mountain pet supply firm. And, as mentioned above, the New York Post is owned by News Corporation under the Jew Peter Chernin.
Home in foreclosure (I think).? I rec'd a letter from an attorney for my 1st mortgage co (80/20 loan) saying they were going to foreclose on my home. This came as a surprise to me; I contacted the mortgage co asking for some type of loan modification and didn't receive a reply. I checked; in my state the attorney has to mail me a certified mailing, signature required foreclosure deed at least 30 days before putting the 1st ad in the paper advertising a foreclosure auction on my home. They have to place 3 consecutive ads at least 21 days before the auction, so from the certified letter to date of auction is at least 51 days. No one was home to sign for the certified mailing and it was never delivered. I notified their attorney (before I realized the importance of that mailing) that we had not rec'd it and to please redeliver. They ignored me. In the meantime, I continued to try to contact the mortgage co. Our phones don't work consistently so I was mailing faxing and USPS mailing them (incl Delivery Confirmation) and they didn't reply to any of my attempts - at least 7 letters - except with 2 exact same form letters saying "We need more information, please call or fax us". Even though they didnt ask for it, I figured they'd want a letter of hardship and income info so I faxed and mailed them the letter along with paystubs and an income statement. No reply. Meanwhile I never rec'd that certified mailing so I started to think the mortgage co halted foreclosure as they could see I was sending them materials trying to work something out. I checked local papers every day and could not find any auction ad. Then the day of the supposed auction came and people showed up. No one got out of their cars and everyone was gone in 10 minutes. No one talked to one another so I don't know what on earth happened. I was prepared to go out and intercede since according to the laws in my state the auction would be invalid as I never received the certified mailing or saw the auction ad(s). As the homeowner I have every right to bid on my own property but I wasn't given the option because up until that day I didn't even know if it was happening or not! About an hour after the auction I received a fax from an actual person at the mortgage co saying they wanted my phone # to work on my case...I notified them AGAIN that I don't have a working phone. That's been it. So now I have no idea what's going on. I'm 8+ months pregnant with my 4th child. I've notified the mortgage co of this and they apparently don't give a rat's a** and can't be bothered to let me know if they are doing something or if they halted foreclosure as I requested or what. Right now I'm in total limbo. What do I do? Every real estate person I've talked to is more than happy to assist me in short-sale, every lawyer wants to help me file chapter 13....but I want to keep my house!!!! Are there any mortgage negotiators that are legit and yield results for people out in yahoo land? I just don't know where to turn...I feel like no one has my best interests in mind and are only interested in making money off me one way or another. What do I do? It can't be legal or ethical for these people to operate like this and keep people totally in the dark! A. Don't pretend to know anything about me. I have been making monthly mortgage payments which is why this is a suprise. I sent them over $1400 days before I rec'd the atty letter. I've contacted them in the past and was told they would put the past-due amount on the back end of the mortgage and that was it, then a few months later my statements are showing a balance due and a past due balance in the thousands. I've talked to several people there in the past at various points that cant keep track of anything their fellow associates setup. B.) I did not "refuse" the mailing whatsoever. I signed the green card USPS left that it could be left at my home. USPS took the green card and never left the mailing. The law verbatim: "No notice shall be valid or effective unless the mortgagor has been mailed written notice of the time and place of sale by certified mail return receipt requested at the address of the real estate...at least thirty (30) days for individual consumer mortgagors
What can we legal do in this situation? Father died a year ago and we're still working on the estate. We currently have a law suit against us from the mortgage company and have been trying to work with them but they keep blocking potential sales. Without being notified prior to the decision, they've decided to auction the house off with the county severely under-valued while expecting the estate to cover the deficiencies (meaning none of us 3 kids are going to have a college fund anymore). While the house was up for sale the neighbors went out of their way to gossip to the real estate agents that came to show the house and because of it, suicide ended up on the disclosure which was untrue. We suspect the local police had gone out of their way to talk to the neighbors and may have run their mouth even though it was clearly a heart attack. My question is, can the neighbors/local police(if they're found to be the source) be held liable for the deficiencies or be sued? Sources would be appreciated more-so then opinions. To answer the question of the first poster : My older, spastic, brother was supposed to open the estate up but skipped town for over 6 months when his money ran out from a joint account. Ended up showing back up when the market crashed trying to open the estate. We couldn't pay the mortgage since we couldn't open the estate since there was no executor. After months of trying to get an executor (neither me or my brother could be, and since my mom got hit with the suit for the home she couldn't be) we had to get a third party. Since then we've been battling trying to get the home sold and have encountered problems from the real estate agents and bank. The value of the house was severely over inflated (valued and sold for over 600k, now worth a little over 300k) and the value's been severely depreciated due to the market crash/housing crisis.
What a range of prices. Where to pitch it ? Hi Folks, I am interested in a different car for my wife. A nice Pudget 307 estate with A/C, CD etc. has cropped up in a local rag. I have inspected it, and it is fine condition in all respects. He has it on a "52" plate at £2400 My mate, a car dealer would not pay more than £1500 in px, or at auction. "webuyanycar.com" state £2045 Where should I place an offer, then ? £1600-£1800 tops? I don't know. Any notions thankfully received. Bob
Divorcing one's family? I am an adult and my father died about seven years ago. Since that time, first I listened and tried to comfort my mother in the grieving process. Then she expended a great deal of energy on guilt trips to get me to move to her home, not her town, not her area but back into her her home. I live about 800 miles away, have a stable income and I really don't care to move back into my mother's house and be treated like a 14 y/o again which is what would happen. She would spend each day watching the funeral video of her husband's (my father) funeral. Then the guilt trips started. Boo hoo, poor me. *** (My father) is gone, I don't know what I'm going to do. What I did was clean up his mess, litereally. The Department of Natural Resources came in because my father had taken wasted oil from a local factory and it went into the ground. Looking back, I think that the factory would have been liable but I'm sure they would have denied it. His idea was to convert it for heating oil.. I literally spent about three months of my life clearing up the mess he created. There was also the auction which I had to inventory and display. My sister did only one thing on this. She once puppy dogged me around and had her vicious pet dog along with her. When I told her to be quick because I was trying to formulate and write down an item that would be in the upcoming auction, she said "I don't know how to be quiet." When I asked her to remove the dog as there were a few chickens left that it would attack and kill, she angerally left. Long story short, I compiled a list of what was to be auctioned and not be. For three days I asked my mother to go over it with me but to silence. Then, the auctioneer calls and says he needs the list in two hours. At that point, they spring into action, blah, blah, blah. I'm tired of this at this point and tell them I'm taking a shower as it was a Sunday morning. They come up, discuss the list and my sister Byatches about it. I look at her complaint and tell her it was a draft that was created three days ago and not the current list. My mother basically sells everything on the farm and it's in her name. To which, she wastes the majority of the money. Some of it went to my sister because boo hoo. Things that made sense was installing a central heating air conditioning system not the one that I recommended. Result is it costs my mother more to heat and cool her house per year. Buying a new car. Yes, I think she needed stable transportation. But, after three times of bringing this up that she put it in her name and my sister's name, and the fact that when she passes, it doesn't go to the estate but to my sister, it's fell on deft ears. The will states share and share alike. But, according to my mother, my sister needed a Cabinet which was more of a buffet style table. It was in an out building and full of old tools. She took that and my mother claims it was empty. Wrong! I asked for the main lighting fixture of my grandparent's house as my sister had basically taken everything else. Without asking me, my sister had her husband take down this lighting fixture to "preserve it." The results is that a pre 1930s hanging fixture with bulbs were pulled down. When asked where the bulbs are, "I don't know?" Sometimes these vintage bulbs are worth more than the fixture but she took it. The library table. I asked for it as my sister had taken everything else. It had one draw and full of letters from the 20s through the 50s. My father before he died moved it to their house and left it intact. My sister took it upon herself to move it from where it was to my prior bedroom. In doing so, she slid it across the floor, skinned the veneer in some places and ripped it right off in the other places. This bascially destroyed the value of the table. The worst part is stealing the contents. I know for a fact that before it was moved, it contained the letters and everything from that earlier time. I was given so many stories. One, when it was moved to the new house, the contents were ratty and discarded. Two, my mother wanted to use it as a desk several years later and discarded the contents. Three, when it was moved, the contents were tossed out as they "were just things that needed to be thrown away." Four, my sister's step child said the contents were put in a plastic box. The results of this was the the veneer was damaged beyond repair. Yet, my mother denies all this. The trunk. It was left to me, not my sister, not my father, not to me and my sister but to me. My sister has broken into it around three times. From it has been taken Japanese pipes when my grandmother died and given to my uncle by mother mother, though, they weren't hers. In this trunk were items of personal interest to my grandmother, her mother and maybe
Do I move in to the house he lived in with his ex wife? Ok, I need some honest answers here. My boyfriend and I had been living in seperate rental places. I was renting a townhome that me and my two sons ages, 19 & 22 were living in. And my boyfriend, who was going through a divorce was living in a apartment a couple miles down the road from me. After my boyfriends divorce was final he wanted me to move into his apartment with him. I agreed and told my sons that they could stay in the townhouse and split the rent. Well things went sour with that, my sons doesn't like my boyfriend because they say he's a control freak and vise versa so my sons moved in with their Dad until they could save up some money to buy a house of their on. (My boyfriend never had or wanted children) Well being that me and my boyfriend hated the apartment living so bad we wanted to start looking at buying a house in the local area we were living in so we would be close to work. Well unbeknowest to me all the loose ends of his divorce had not been wrapped up. He was still fighting his ex wife to recover some of the money he spent to completely remodel the house while they were together. This was a house which him and her had lived in for 17 years. Well the court had ordered the house to be sold because him and her could not come to any kind of agreement. My boyfriend didn't want to sell the house so he had the real estate agent to jack the asking price up way beyond what the house was worth. After the house didn't sell on the market the judge ordered the house to be auctioned off at a public auction. My boyfriend goes to the auction and he buys the house. The whole time I am thinking that he is going to sell the house and use the money for a down payment on another house for us........WRONG!!!!! Now he is fixing the house up so me and him can live in the house his reasoning is that the house is paid for. Which I'm not totally stupid, financially that would be the smartes thing to do. One of my problems is this: He made me sell EVERYTHING I had aquired during my last marriage (bedroom suit, living room furniture, everything) his claim was that he wanted nothing that I had shared with someone else in a house that he had anythig to do with ! ( I had already bought a new mattress).......The next problem is, his ex wife lives exactly one mile down the road from the house that him and her lived in for 17 years and she's not all too happy that me and him are together and this woman is CRAZY!!! Am I wrong for feeling uncomfortable about moving into this house with him even though the house is paid for????? I need honest answers

Foreclosure Filings Hit Record High By Kenneth Musante, CNNMoney Posted: 2008-05-14 13:00:31 NEW YORK (May 14) -- US foreclosure filings reached a record high in April rising almost 65% over the previous year and putting municipalities at risk by cutting into the value of taxed property according to a study released Wednesday. Some 243,353 households nearly one in 519 received a foreclosure filing during April according to the US Foreclosure Market Report from RealtyTrac an online marketplace that tracks foreclosed properties That was up 4% from March, and surpassed the record of 239,851 set in August 2007. It's "the highest monthly total we've seen since we began issuing the report in January 2005 said chief executive James J. Saccacio in a statement. RealtyTracs measure of foreclosure filings includes notices of default auction sales and bank repossessions According to the report, 54,574 were fully repossessed by banks in April. Property tax plunge: The record number of foreclosures added their weight to an already saturated real estate market pulling down home prices Plunging home values reduce the money that cities villages and towns collect in property taxes. In particular jeopardy are parts of Nevada California Arizona and Florida whose states maintained the highest foreclosure rates, according to RealtyTrac. "For example the city council in Vallejo Calif. - part of a metropolitan area with a foreclosure rate that ranked sixth highest in the nation in April - last week voted to have the city file for bankruptcy said Saccacio. The state of California had the second-highest foreclosure rate in the nation up 112% over the previous year and affecting about one in 204 households The top spot among states was held by Nevada which maintained a foreclosure rate 3.6 times the national average affecting about one in 146 homes. Nationwide single-family home prices have fallen 7.7% since the beginning of the year to the lowest level since at least 1982 according to the National Association of Realtors and data from real-estate broker Zip Realty showed that the number of houses on the market grew by 3.5% in April. With more homes being seized by banks, local governments also lose out on tax revenue from sale transactions. "It's really hitting the municipalities from multiple fronts said RealtyTrac marketing vice president Rick Sharga in an interview. Ten hardest hit metro areas: Cities in California and Florida have been particularly hard-hit. Areas in those states accounted for 9 of the top 10 metropolitan foreclosure rates. The California metro areas of Merced Stockton Modesto and Riverside-San Bernardino took the top four spots. In Merced one out of 66 households was hit by foreclosure in April. In Florida Cape Coral-Fort Myers came in at number 5 Port St. Lucie-Fort Pierce and Fort Lauderdale came in at numbers 9 and 10. Also making an appearance was Las Vegas a city that had seen heavy real estate speculation at number 7 with one in 116 households receiving foreclosure notices. As Congress debates plans to prop up troubled homeowners the foreclosure rate shows little signs of slowing. Delinquent mortgage payments which lead to foreclosure will likely rise over the next six to 12 months according to a key mortgage trend statistic from First American CoreLogic. Short sale nightmares? We put in an offer on a short sale home just under a month ago, the owners accepted but they had an 80/20 loan so we hired a lawyer to get the two banks to agree on her offer. Last our real estate agent talked to the banks, lawyer and other real estate agent it looked as if the banks were going to accept our offer (this was wed. or thurs. I believe) but on saturday I searched the house to see if there were any updates on remax or any of the other sites and came across a foreclosure notice in our local paper for July 11 that was just entered friday. Is it possible for them to go to auction and try and get more than our offer behind our backs? Obviously we know now but could that have been their original plan or would that be against the terms of the agreement?? One things for sure, we will never attempt another short sale purchase! Goyo- With short sales, the home owners make a deal with the banks before they are foreclosed on. They are the true owners, they put the house up on the market, they pick the best offer and then the banks must agree with it. You can't just make an offer to the banks. Teran- I think you may be right here. Our real estate agent actually doesn't seem to worried and the lawyer posted a bunch of other foreclosures the same day-- probably just taking care of the paperwork in case our offer falls through. On the bright side, at least now we know we'll have a solid answer before then!
Elz, it's a lot easier to remember 234-9000 than it is to remember 234-6129. From a marketing standpoint, that could be a huge boon for a business. I posted this question on the eBay forums and so far one person has replied that I don't actually own the phone number--which is technically true, but could a case be made to transfer the number to another party if payment was made to me first as the party to whom the number was initially assigned?

Is this a case of real estate Fraud? I still have a recipt signed by him showing that shows payment deposit on the two houses to move to.
How can a uncorrupt govt. servant buy a small house in a metro city where the prices are sky high? As the real estate prices escalated with more than the speed of light,do you think that a common man--who is uncorrupt and in govt. service can buy a small piece of land for his comfortable living. Can he give a decent living to his wife and kids with his head held high. What is govenment doing when their own so called organisation called D.D.A is auctioning small small plots for crores.Did anyone do anything with the builder mafia coming in and raking billions of rupees every day. Will a common man be able to make a house in his lifetime or will it become a dream of a lifetime? Why can't govt. take an appropriate step so that every family has the right to buy one single unit in our country. If a child becomes a major and wishes to get married then only he should file an application with the local authorities and be allowed to own his house.Govt. should wake up othervise this country will soon be the most corrupt nation in this world.
