I know somone who is a remax real estate agent? I know somone who is a real estate agent for remax, he has taken his final exam 2 times. This last time he failed by 1 point, So now he has to pay another 500 to take the exam again. Is there any way around this, It seems very expensive for a test. He has been working with the company for 2 years now. and he lives in canada. Has anyone gone through this... any advice I can pass onto him would be great thanks :)

Are Remax real estate agents held to an ethical standard of any kind? My agent really screwed me. When I found a house and had it inspected, many serious problems were found. When I hesitated to follow through with the sale , my agent suggested that we get a quote from her contractor to fix everything . She said she'd give him THE SUMMARY to quote on. He provided a quote, we agreed to it, then bought the house. Only thing is, the contractor didn't quote on the entire summary...she gave him an incomplete list. YOU KNOW THE REST... now neither one will take my calls and I'm stuck with some serious electrical problems, and a heat pump that only runs on emergency overide. (I trusted her and no paperwork was ever signed, so I have no proof.) HELP. I'M FURIOUS.
Should I take the Hotel department manager position at 38K a year, or go into real estate w/ /ReMax. 100% comm? How do you get out of an Exclusive agreement with a real estate agent? I am trying to find out if there is any way, that I can get out of an Exclusive contract with a real estate agent, the real estate agency they are thru is remax reunited. And it is setup for 1 and half months. The agent told me while I was signing that at any point if I want to use someone else, that I have to give the agent a letter, saying so....Is this true? Can you sell your home to a real estate company such as remax to rent out? I am in the military and just got short notice orders. isnt it better to get a real estate license to sell your own house if your going to be selling a lot? of homes. i want to get my license, but not work as an agent, so i have the choice to sell my house my self and put it on the MLS and market it, instead of paying someone else to do the same thing for 5-6%. and if im selling it my self on the MLS with my license, then because im not with a firm like remax or century 21, and theres no real estate relatioship contract, i can also put it on for sale by onwer.com and sell it how i want. IF a buyer agent brings a buyer from the MLS i will pay them their halk 2.5% and ill pay the broker im listing with 1% so INSTEAD of paying 5-6% for someone else to sell it, i can do it my self, and ill keep the 1% the seller agent WOULD HAVE kept in profit which is like 7,000$. i would be saving money in the long term. and all contracts I use will be approved by my attoney so i can use the same one over and over and have it be legal and safe on my part. no thanks, im going to use a LLC.

How does a commission split work for real estate licensees who have to pay a monthly fee.? I understand with Remax, that all licensees pay a monthly fee. The commission splits can be 80/20, 75/25 and 94/6. Does this mean that the broker gets 80 and the licensee gets 20, and is the monthly fee the same for everybody, or do some pay more? What determines your monthly fee, and then how does that effect the commission split?

Do you think flat fees for real-estate agents give the proper incentive? For example, if the fee is 6%, the agent only gets about 1.5% before taxes (after splitting the commission and giving some back to the firm, lik REMAX). So, if he/she has an offer that is $10,000 too low for you, the agent loses only $150 (and saves a lot of time and effort) but you lose about $10,000. What incentive is this for the agent to hold out for a higher price? Do you know any agents that are both a) good and b) negotiate a sliding fee?

Should we keep our current Real estate agents? We have had our house on the market in Colorado Springs since June. Our agents have us in the Remax magazine and on line, but have only advertised with a photo once in the local paper. They have never brought anyone themselfs to show our house? We do get showings but we have had no offers. Our contract is up with them in October and we are thinking of just getting different agents. We have an new house on contract to build only if our house sells. Our house is only 5 yrs old 2600 sq ft and fully landscaped. Real Estate Question? I have a question. In my first year of real estate I was working for a Remax franchise for about 7-8 months from Aug-Sept 2006 till march 2007. In that time I listed 2 houses and sold them. I left the office becuase of some problems with my manager and I. I was pretty mad and just left. My manager was upset becuase I left and went to another company. Now I want to get my experience to count for those 7-8 months I was working there full time. The reason is that I need the experience to apply for my brokers license later this year. I have a contract as proof signed by my manager and I. I have tried sending the form you need to verify your experience for her to sign and approve and she has told the assistant to tell me that she wont sign anything. Can I do anything? I really want my experiece in those months to count.

Their site ranks very well under these terms: 1. berkshires real estate, 2. berkshires realtors, 3. berkshires estate, 4.berkshires real estate agents. That being said, on their home page I do list the word, "REMAX.". I list this maybe twice in complete sentences. My question is how would I get their site to also rank under the phrase of, "REMAX Agents"? I can't fit remax in the title tag along with Berkshires Real Estate, or this could be seen as spamming. Ontario Real Estate? Is the OREA an organisation created by the ontario real estate agents or is it an official goverment organisation. Has anyone Else Here took Real Estate Classes at a Realty? I've always wanted to be a Real Estate Agent, but ended up getting married and having kids. The Kids are now old enough for me to do something with my life. I can't afford college, but I found an ad: Coldwell-Banker is offering Real-Estate Agent classes for $295. I know other realties like Century 21, ReMax, etc. used to offer these classes too, but I'm not sure if they still do. Does anyone here know which would be the best realty to take these classes with? Is there a catch to learning this way? Do you need to know anything else, education-wise before taking these classes? I've been out of college (never graduated) for 15 years, and only went for a year and a half. Most of my classes consisted of the basics (speech, math, etc) and psychology. Would this be a difficult profession to learn for someone who's been out of school for so long? I'd really appreciate any advice from someone who's taken this route already. Independent Real Estate License? Hey guys, I have been doing some research on how to obtain a Real Estate license so I can freely appraise and help friends and family in the home buying process. I heard somewhere along the way that there are two types of licenses. One is a broker license and another is a independent. What I heard is that as an independent license holder you are free to do as you please and try to sell any property where as a person who obtained a license with a broker can only sell properties that the agency possess, such as if you have a license with ReMax and work for them, you can only sell properties owned by ReMax or owned by clients of ReMax. Can anyone tell me more about the license and whether or not the information above is accurate? A link to a very informative site or page would be highly appreciated! - Jason
Can I work with more than 1 real estate agent ? I am searching for homes and l know all the data comes from 1 source MLS. And all the companies out there remax,century21,zillow all pull the data from the same database and show it to customers on there website. Now when I am looking at a property in each of these company website they present it in a different way(with more info). My question is can I work with more than 1 real estate agent. As sometimes 1 real estate agent might be slow in responding compared to others. Right now I am having 3-4 real estate agents showing me properties. Do I need to tell all of them that I am working with other agents also ? Is it ok to work with more than 1 real estate agent ? I haven't personally signed with any agent. All they do is take my email id and send me the listings to my email. The problem with these agents is the flexibility. Looks like I have to look for someone who is fast to show me homes and help me out. How will agent "B" know that I brought a home from agent "A" ? Its ultimately the agent who showed me the home first which I like ? isn't it ? How will I know how the agent is unless I work with them for few days ?

How to deal with this Real Estate situation?!? I have a real estate agent who is a real dud. It took her over a week to put signs up in front of our house and has not been actively marketing the property in any way. She has not had a single open house and has maintained no contact with us. Today, while I was at home with my baby, another agent knocked on my door with his client. They were here for a viewing which I was not notified about. Now I'm freaking out that this is not the first time someone has come by that I haven't had the appointment for the showing, and they've seen my house at its worst. In my opinion, my crappy real estate agent may well have cost me a sale. I've had it out with the woman once in the past, and I'm so mad now that I don't know what to do. Do I go over her head to her broker? Do I go over her broker's head to the company (ReMax)? Do I call her and tell her to get her signs and lockbox off my property immediately?! Someone with a cool head, please advise! To the person who said that it was my fault: I keep my house fairly tidy, generally. I haven't had a viewing in over a month and I've got a 6 month old baby. I have to LIVE in my house as well as try to sell it. With 20 minutes notice, I could tidy my house up for a showing. I was not extended this courtesy by my agent. In addition, I have a small dog who I would remove from the house for showings. Also, I had it out with the agent in the past, because I asked her once to de-list our house. My husband was recently laid off and we needed to figure out what we were going to do about our situation. She refused to de-list it. She has been extremely unavailable and treats me as if everything she does is a big favor to me, when in reality it's her JOB! I didn't ask for ignorance on here, merely an opinion on how I can deal with this without blowing my top.

I am "considering" getting rid of our real estate agent and doing it myself. How much effort/$$ is required to met the basic legal requirements? I called about one house that i saw with that offer and the guy was real nice and was telling me that alot of those kind of offers can be done with zero down and/or 0% at closing? can a remax agent show me houses listed by other agencies? a guy from remax printed me off a ton of houses, some of the ones im interested in has different agencies listed such as real estate 1 , but are all bank owned. do i have to call those separate agencies or could the guy from remax show us all of them?

Real Estate motivation? I am 20 years old and currently a realtor. I will keep my story brief because I can only type so much. I started working with remax 08/06. I was VERY motivated! I got 2 listings after 2 months. My manager told me to give her half of the comission because she was going to help, I accepted. I had both houses in escrow by Jan, and I noticed that she would never help me when I asked her too. I started getting mad because after all she was getting half. I went through escrow on my own on both transactions, and things went well. I decided that I wasnt going to give her half of my commision, since she did not help me. I gave her $500 for helping me before with some paperwork. She really killed my motivation around jan-feb 07. I left companies and joined century 21 04/07. I have no been able to get myself together since I left! I dont know what happen to me. I just feel like the fire in me isnt their. I have not been to training since I started with century 21.How can i motivate myself I went from being the top agent from the new salespersons to nothing. I also feel like im too young at times. Should I wait, finish school and then get back into realestate? I am confused! it really has nothing to do with money. I live at home. my split is a little better at c21. I find it very hard to get back on track. I got all my business cards, for sale signs ready. I just find it hard starting all over again.
Getting my real estate liscense? NEED SOME ADVICE? So, Ive put this off for about 3 years now, but I always come back to it! I know the market is in an all time low, but hopefully by the time I get liscenced and trained it will be back to normal. Anyway, how much can a realtor make in their first year.....an average amount? Where is the best place to go through....ex. century 21, remax..etc? Where can I find a real estate lawyer/attorney that I can really trust? We are going to have to get help in regards to our mortgage because we are about $100K upside down and we have an ARM that is reseting in September, the mortgage company doesn't even listen so we are taking the next step before going into foreclosure, we have excelent credit we will hate to ruin it, there are tons of lawyers on the web but how can I find or how do I know they are really legal attorneys and not one that is just taking our money without solving anything? Does Century21 have any or Remax? Thank you for your time this is so stressful... Wow so from your answers it looks like we shouldn't even spend the time/$$$ and just let it go to foreclosure...
Where do my parents get all there money from? My dad has a Porsche Boxter and a Cadilliac CTS and my Mom has a Lexus RX 330 and she's thinking of getting a Chrysler 300 or whatever there called. We also live in a 5 bedroom house, and it has a big pool in the back. And my dad owns this big company and my moms a real estate agent for ReMax, which is the best real estate company in the world. Were do my parents get all there money from? Oh and my parents also send me to a private catholic high school. We wear a uniform there, and I wear one of those little skirts but the school wants to get rid of the skirts and make us wear pants which is so tottaly not fare, and im not 2 happy about it because thats just not fare at all.

I'm interested in getting started in real estate and would like to know approximately what it would cost to go to real estate school, take your test and buy the supplies you need to work for a local realtor such as Remax? Also, How much should someone new to the business expect to make in their first year selling for a realtor? How long does it take to have a steady income for your family? Thanks
