Does anyone know of a real estate agency that will buy your home if it does not sell within X amt of days?

We may be placing our home back on the market due to a contract falling through and we have decided that we do not want to use the current realtor or company "Remax" that he is with. We would like to find someplace like ERA that will purchase your home from you if it doesnt sell within a certain number of days. Does anyone know of ones other than ERA.?

  2. I've seen signs around KC and St. Louis that say "We buy ugly houses"... check there! Not sure what they are all about of if you'll get fair market value...but I've provided the link below!

  4. Please be advised that you might still have an active contract with that realtor! Just because the deal fell through doesn't mean you aren't on the hook for the duration of the sales contract you signed. I'd stay away from those deals to "buy your house" because they are going to underprice your house so they don't have to buy it, get it?
  5. Hello, This is a typical question and the "I will buy your home if it does not sell in X days" is a standard listing gimmick. The bottomline is "A property will sell at the market price". Fundamentally the promiser is carrying your risk at an additional profit. There are two scenarios for the "I will buy your home if it does not sell in X days" theme. One is during the uptrending market and the other is in the downtrending market. In an uptrending market, the Agency will buy it for below the market price. So they will put it and convince you that a lower price is fair and put it on the market for that price. A lower priced home will always sell. Else they will hold it in their name and then sell it for a handsome profit. In a downtrending market, they will convince you to list it lower. And buy the property if not sold. Remember when you bought the home, you bought it because you liked it. Not because it was just the cheapest house on the block. After all its your home. While selling also you need to remember that the buyers will buy coz they have some dreams attached to the home. If a professional works hard on helping you present the home in the most current trend and style, it will sell at the market value in the quickest possible time. Bottom line, anything that deviates from convention is a ploy and will reduce your profits from selling the home. Yes, remember the contractual obligations as someone else has pointed out here.   8. ERA has alot of rules you HAVE to follow though. They will only buy qualified houses after 180 days on the market and I think you also have to buy your next home through them.
