Remax or conventional commission structure for a Realtor?
I am thinking of changing Real Estate companies and I am considering Remax. Any comments pro or con appreciated

- I don't think it matters. The main thing is that the company has a good reputation. I've always felt that if an agent does a good job his reputation will follow him wherever he goes. People who like him/her will follow them. I have a friend that left a well known company and started his own company and did better the first year.
- Hello, When you are looking to a Realtor to represent you, it is not the Real Estate Company as much as it is the individual Realtor. Commission should not be your criteria either. If a Realtor charges you very little commission or none at all and gives you as much professional services, what would you gain? Always remember no one works for free. I would recommend the following procedure for you to select a Realtor. 1. Check with your network as to a professional Realtor. 2. When you select a Realtor you may want to check with him how aware is he of the Financial and Mortgage aspects and network with Mortgage agents in Real Estate. Remember you are making the biggest investment in your portfolio. If you are selling, you are making further bigger decisions. 3. The second important aspect will be his understanding of the Geography and demographics (crime, schools, per capita income) of the area. S/He should be able to guide you in selecting the right area based on your requirements and its fit to the demographics. 4. The third aspect will be his/her understanding of the developments in the short and long term in the area. The better the understanding of the Realtor the better the quality of decision you will be making. 5. The Realtor's understanding of the legal and process framework required for the Realtor to Competently handle the entire transaction. 6. You must look at their Negotiation and presentation skills. A Realtor with great skills in these areas can save you a great deal of money. 7. The Realtor's understanding of the Structural, technical and Aesthetic aspects of properties. 8. In case you are looking at Commercial or Income properties, it will be very important to know of their skills and networking in these areas. 9. Additionally it will help to work with a well-networked Realtor. If you have further specific needs, pl. feel free to email me directly and I'll respond based on my convenience. Disclosure: I am a Realtor with Century 21 Licensed in California.
- I like staying w the same company for a continuity standpoint. But, that being said...if it works for you financially, do it. Just don't get a reputation as a 'hopper'. If you've been at the same place a few years and haven't changed, people will understand. Just make sure you do your math. I know Re/Max does the 100% thing, but their fees are higher. I am with another company, and put pen to paper for Re/Max and Keller Williams. Turns out my 80% split where I am works out a little better with all the other 'stuff' I get. Just do your homework! Good luck to you!
