1. I think they are all just different real estate companies. How about looking at the better business beureu in your community and looking to see what the reports are on all of them and if any have any unresolved complaints. If you see one that is resolving all of its complaints I would go with that one. It shows that that office is proactive in your community.
2. Your question isn't totally clear but it sounds like you're debating which of these 3 companies to hire. They're all franchises, and each office is independently owned and operated. Focus more on the individual Realtors rather than the company they work for. Any one of these companies can have a top-producing Realtor with 20 years of experience AND a non-producing Realtor with 20 days of experience but yet they'll both have the same title and the same ability to represent you . The level of service, experience, know-how, etc. will be a totally different story, of course.
3. all just fine. Find a realtor, not a company! It's the realtor who has to deal with they company bureaucracy! the big ones will cost you pretty much the same.
