Commercial Real Estate Interview?

I have a commercial real estate agent trainee interview tomorrow with a Prudential Senior agent. I'm looking for a few pointers to help me ace it, as well as maybe 1 or 2 good questions to ask.

  1. Dress in professional business attire. Unless you are going out to a job site, a tie will be part of your uniform for awhile. Ask about a snapshot of what your typical day will be. How long does the trainee program last? Good luck, or break a leg.
  2. Please do not consider this answer pompous. UNLESS you are being offered a salary plus commission, I would not WHATEVER sweat the interview. Why? Because you will be a 100% independent agent. NO benefits, no car, no nothing but a chance to earn $. And it is unlikely you will earn $ for 2-3 mo. IF you are to earn a salary from day one [i have never heard of any commercial agent earning a salary], I will offer different advice. IF no salary, you are just as well off and maybe better off--not interviewing. Instead, find a local RE office where they will permit you to deal in commercial from day one! Remember, unlike other professions, you will be either representing sellers or buyers. YOU are wise NEVER to rep both on the same transaction. IF you wish, I will help you find a broker who will let you do whatever RE type of biz you wish to do! [or I can get a CA license and I will hire you]
  3. Let him know that you are professional and hungry. Ask him what databases his company uses to build client lists. Ask him if his company subscribes to costar-comps. Ask him where he sees opportunities and what product type would be available for you to work on.
