Measuring bedrooms for real estate listings?

Hello, I was wondering if there are any standards for measuring the dimensions of bedrooms. Eg: Do you include the closet area also in the bedroom size. As an example I have a 7'X12' bedroom which has a 3'X12' reach-in closet. Do I list the room size as 10'x12'?
