- they are paid by the seller! you should not have to pay a agent to look to buy a home. they get apid out of the sellers agent commission! any agent that charges you an up front fee stay away from!
- If you are a buyer, you don't technically hire them but they earn commission based on the sale price of the home, usually 3%, but that may differ from state to state. Just walk in and talk to a realtor and they may have you sign a representation agreement. Remember, just because you are wanting someone to represent you does not mean that they will help you get the best price, remember they make commission, 3% based on the sale price of the home. The more you pay for the home, the more they get, so if you think about it, they really don't have your best interest at heart.
- THE MOST IMPORTANT THING IN BUYING A HOUSE IS TO GET A 3 RD PARTY INVOLVED...EXAMPLE ; IF CENTURY 21 LISTED THE HOUSE , GO TO ANYONE EXCEPT C/21 TO REPRESENT YOU AS A BUYER...THE AGENT YOU HIRE IS PAID A % FROM THE AGENT THAT LISTED THE HOUSE...YOUR AGENT SHOULD GET YOU THE BEST / LOWEST PRICE POSSIBLE...AS IN ANY SALE YOU STILL HAVE CLOSING COST AND THAT CAN BE ESTIMATED WELL IN ADVANCE...
- Well if you hire a Realtor to be your agent as a buyer you don't have to pay them the seller does. However, you are still paying for them sometimes because the seller ups the price of the house to make sure they have enough to pay the Realtors. I am in this position now because I am buying a house, but basically if buying always get a buyers agent, they will look out for your interest and are very helpful.
