What real estate sites are most up to date? I'm looking in SE Michigan area. Most sites seem outdated.?
Real estate seems to be picking up in this area and once I find something nice and in my price range, it seems offers have already been put in on them. Also, I find a lot on zillow and realtor.com, but find out that they are not even on the market anymore. I need an up to date site that tells what's really available.

- In North Texas where I live almost every real estate agent and broker has a web site that allows you to search all the data in the entire MLS (not just their listings). It is updated every morning automatically from the main data base of the MLS. We have a large range of status of properties. Active, Active with option pending, Active contingent on sale of buyer's previous home (these are all referred to as Active even though the last two are not truly available for you to buy) Then we have Pending, Sold and other "off Market" statuses. On those agent websites all three active statuses show as available and they also do that on Realtor.com. I never look at Zillow because I never find it useful at all- but I bet the same is true for them. That may show the problem you are running into, or the listing agent may not have updated their "paperwork" It is a failing that a huge number of salespeople have- they hate paperwork. Real Estate agents that pay for a membership into the main data of the MLS have as up to minute data as anyone has and they also can tell if it is under option and not truly available. I would arrange to get an agent to represent me and ask them to help you with this. They may be able to set up an auto email that will send you available properties as soon as they come available- that way you will get the jump on people that only use websites.
- Realcomp a Multiple Listing Service (MLS) has a public website that updates homes daily. http://MoveInMichigan.com There will be some homes from a competing MLS that may not be on the site. This does not mean that homes will not be pending sale on the website. Agents may have an accepted offer late at night and not report this until the next day. Information from the MLS is uploaded to Realtor.com ONLY if the contract is Full Service and Exclusive Right to Sell. There is usually an additional day delay (or more). The other website mentioned, will have information about many homes in the area, but not all homes are available on the site that are for sale. Just an FYI, we are seeing multiple offers on homes in some areas and price ranges. A list of additional MLS sites across Michigan is available under the Consumers section of this website.
