Do real estate agencies such as Coldwell Bank charge the buyer a fee?

I am looking into renting a house through Coldwell Banker. Would I have the pay any fees upon agreeing to rent the house?

  3. You don't say where the property is located, and as I understand it, most Coldwell Bank brokerages are independently owned and operated, so they may have their own policies. You should verify with the agent you are dealing with what the policy is. That said, most times the rental fee or commission is paid by the property owner to the broker to secure an acceptable tenant. If this is the case, usually the listing broker will share the rental fee/commission with another broker/agent if they bring the accepted tenant. Caveat: I have heard that in NYC (and maybe other places), the tenant pays a fee to a brokerage/agent to locate a rental property. Typically, the applicant/prospective tenant is responsible for paying an application fee (varies, usually between $35 - $100 per applicant) and the security deposit, pet deposit, etc.
  4. If you hire or contract someone to work for you who is responsible for paying this person? Well it does not change, they are expecting to be paid for the service they provide, by the person that hired or contracted for their services. On rare occasions the landlord might pay an agent if they bring them a potential client.
