- In some states, Domania.com will show the recent sales in your area. But to tell the truth, the true value of your home is based on so many factors and when you get right down to it, the numbers don't matter until you have a buyer with an offer to purchase it. Summary - the true value of your house is what someone else is willing to pay for it. Any realtor will be happy to do a comparative market analysis for you with no obligation. Just call or walk into any real estate agency.
- None will. If you want the true value you will need to have it appraised.
- Correct, you can call a Realtor and have a CMA (comparative market analysis) done which will show you the most recent sales (within 6 months) in your neighborhood (within a 1 mile radius). The only other way is to pay for an Appraisal which can cost from $350 and up.
- Zillow seems to be the best depending on where you live. However, it depends on how similar the homes that have sold recently in your neighborhood are to your home. Zillow will give you recent sales and then you can use your own knowledge of the local homes vs your home to compare. Make sure you use recent sales (last 90 days) due to the recent market changes. You may also want to call a local realtor for a price opinion.
- Zillow is good because it will give you recent sales, but sometimes the prices are a bit on the optimistic side because the can be based in part on asking price, not on actual sell price. I find if you look at Zillow and subtract 20-25%, it will be about right.
- If you're in California, any good Realtor would be more than happy to perform a CMA (Competitive Market Analysis) for you. Sometimes this is a bit more accurate as to the TRUE listing and selling price of your home. Otherwise, you can pay an appraiser to come out and give a technical value of your home.
