- You will be best served by locating a real estate buyer's agent to provide you with houses that fit your criteria. That is your price range, sub division, type of house, schools and so on. The buyer's agent is usually paid by the seller even if you have a buyer broker agreement with your agent. So often the web sites do not give you up to date information. You don't know if the house has an offer on it, if it is a short sale, if the price has been reduced or even if it is still on the market! When I was active in real estate I would get inquiries on houses showing active on the internet that had sold six months ago! A buyer's agent does not have an agreement with the seller as does the listing agent and the buyer's agent will be able to show you days on the market, sales within the past three months, a good idea of how long it takes to close a short sale (probably never!), recommend a house inspector and walk you through all the many steps to closing. A good agent is worth his or her weight in gold and will save you time and frustration.
