How do I buy a house CASH without bidding?
Me and my dad have been looking for a home for about 2 months now, but everytime we find a house we have to bid on it first. My dad was wondering if there was a place or website we can go to so that we can find houses that will accept cash only and we can just buy it on the spot without having to deal with the bidding process. - It doesn't matter whether you bring cash or a mortgage to a home for sale. The seller gets the same amount. But in most cases, those wishing to pay cash are often trying to skirt the IRS, child support, alimony, drug money confiscation, or to screw the buyer.
- No..you always have to make an offer that the seller can either accept or reject. The easiest way to ensure acceptance is to offer the fill asking price (however, if there is a previous offer, you obviously have to beat that offer). How you pay for the house (cash or mortgage) is really irrelevant.
- Any realtor in the country will have a number of houses you can just by, without bidding. And they'd all take cash.
- That doesn't exist. If you and your father are looking at foreclosures (which is what it sounds like) you have to place your bid just like every other interested party. The bank wants as many bids as possible in order to make the largest profit. Only way you *might* be able to do this is look for houses that are *for sale by owner* and make an all cash offer.
- If you don't want to go through the bidding (negotiation) process just offer 10% more than what the seller is asking for. Easy
